At Alza Property Management, we partner with you to maintain your home. We take care of significant repairs and maintenance, giving you peace of mind. For instance, if the refrigerator breaks down, you won’t have to cover the replacement cost.

Communication

All non-emergency maintenance requests are submitted via your online portal. Our goal is to respond & have someone scheduled within 24-48 hours.

Emergency Maintenance

For urgent issues that impact essential services, call us immediately. Life-threatening situations should be reported to 911.

Tenant Responsibilities

There are some things we ask our tenants to take care of, to keep the home in good condition. Tenants are responsible for the general upkeep of the property and for minimizing dangerous conditions at the home.

Residents are expected to manage minor tasks to maintain their home’s upkeep:
 
  • Taking out the Trash: Dispose of all garbage promptly in the designated bins.

  • Replacing HVAC Filters: Supply and replace heating and air conditioning filters at least every three months.

  • Changing Light Bulbs and Batteries: Supply and replace light bulbs and batteries for smoke alarms, carbon monoxide detectors, garage-door openers, ceiling fan remotes, and other devices. Test devices monthly.

  • Preventing Clogs: Repair clogged drains and toilets, unless caused by roots or structural issues.

  • Landscaping: Maintain your home’s exterior by mowing the lawn, trimming beds, and clearing debris from gutters and the exterior.

  • Controlling Pests: Address minor pest control issues.

  • Miscellaneous: Replace lost keys, perform routine maintenance of garage doors, and repair damages caused by break-ins, vandalism, or resident fault.

  • Winterization: Prevent frozen pipes by maintaining heat levels, winterizing exterior spigots and pipes, wrapping outdoor water mains, and clearing snow/ice from walkways and driveways. When temperatures drop below 32°F, open cabinets, drip indoor faucets, disconnect garden hoses, and keep heat set to at least 60°F.

  • Pest Control: Conduct periodic and preventative pest control or additional extermination services as needed.

  • Gas:  For any gas-related concerns, find the gas shut-off and turn to the off position, then call your gas company immediately.

  • Preventative Maintenance:  Keep the air flowing by supplying and changing heating/air filters once a month.  Brighten up your home by supplying and replacing all light bulbs as needed.  Keep your home safe by regularly supplying and replacing batteries for smoke and carbon monoxide alarms.

Alza Property Management/Owner Maintenance Responsibilities

We handle major service and maintenance issues beyond tenant responsibilities, ensuring excellent service for our residents.

  • Clean Property: Provide professionally cleaned properties for new tenants.

  • Fire/Smoke/Sparks: In case of fire, tenants must call 911 immediately before reporting the issue to us.

  • Flooding: Tenants must call 911 if conditions are life-threatening.

  • Heating: Repair non-functioning heating systems.

  • Cooling: Repair non-functioning cooling systems.

  • Broken Pipe/Major Plumbing Leak: Address leaks not contained by a tub, sink, or toilet.

  • Sewage/Septic Backup: Handle uncontained sewage or septic backups.

  • Non-Functioning Well Water System: Repair pump issues unrelated to power outages.

  • Plumbing: Assist with clogs tenants cannot clear and repair toilet components.

  • No Water: Resolve water outages not related to municipal issues.

  • Power Failure: Address complete power failures over 12 hours not caused by municipal outages.

  • Electrical Systems: Fix non-functioning switches and outlets.

  • Gas Leak: In case of an active gas leak, call 911 and the gas company.

  • Landscaping – Tree Removal / Tree Pruning

  • Roof: Repair leaks, and fix or replace missing or damaged shingles.

  • Doors, Windows & Locks: Repair or replace non-secure or non-functional exterior doors, windows, and locks.

  • Appliances: Maintain and repair provided appliances such as refrigerators, microwaves, ovens, stoves, washers, dryers, dishwashers, and garbage disposals.

  • Structural Components: Address structural damage from storms or fire, deck damage, sub-floor damage, foundation leaks, siding issues, and ceiling damage.

How do I pay my rent?

Rent payments can be made online through our tenant portal, via direct deposit, or by mail. Detailed instructions are provided during the move-in process.

For non-emergency maintenance, submit a request through our online portal or contact our office. For emergencies, call our 24/7 emergency hotline.

You must get written approval before making any alterations or improvements to the property. Unauthorized changes may result in penalties.

We will contact you 60 days before your lease expires to discuss renewal options. You can express your interest in renewing, and we’ll provide the necessary paperwork.

Notify us in writing of your intent to move out, usually 30 to 60 days in advance. Follow the move-out checklist we provide to ensure you meet all requirements.

Pet policies vary by property. Check your lease agreement for specific pet policies or contact our office for more details.

All properties are given in optimal conditions with no pest problems. If such issue should arise, extermination services are tenant’s responsibility, unless specified other in lease.

Contact our office to discuss your situation. There may be early termination fees, and we can advise on subletting or finding a replacement tenant.
